Pre Planning

Due Diligence

Undertaking early due diligence is essential. Aegaea is able to provide clients with our expert advice at project inception, such as establishing any key constraints to the development and identifying solutions to mitigate future issues. We can do this prepurchase, or pre-planning application. We have a range of tools at our disposal that can help you understand your potential investment in a unique way, giving you confidence to move forward.

We provide cost effective, practical solutions for your development site, no matter the size or location.

Planning Applications

Aegaea provides specialist advice during the planning process. Early engagement can mean the difference in your planning application being granted. Furthermore, we understand local authority policies and work with all parties with the aim to achieve planning permission.
Aegaea has extensive experience in delivering a wide range of civil engineering design services to support clients through the whole project life cycle. We offer a full multidisciplinary service or standalone specialist technical services, as required.

Engaging us at an early stage enables clients to maximise the potential of their projects by undertaking feasibility studies to advise on land purchase, flood risk assessments, feasibility studies, due diligence and pre-application advice. Our integrated service combines conceptual and detailed civil engineering design.

When engaged at feasibility stage, the civil engineering design can have the most influence on the construction costs of the project. The sooner the Aegaea team are brought on board, the more we can do to provide you with a sustainable solution to your project.

Detailed Design

Aegaea provides detailed civil engineering design for a wide range of projects from single dwellings, through to large residential, industrial, commercial and retail projects.
Our clients operate within a number of sectors including commercial, residential, health, education and local authority. We work with the relevant drainage authorities to gain the relevant technical approvals, i.e. Sections 104, 106 and 185, Ordinary Watercourse and Land Drainage Consents, SAB, etc. When considering your specific drainage requirements, we can advise you on the best surface water disposal option available to you using industry standards and the SuDS hierarchy, with consideration given to all site constraints.

Aegaea undertakes the design of external works identifying finished floor levels (FFL’s) in accordance with Building Regulations Part M access requirements, footpath/parking locations and levels, location and height of retaining walls, public open space/garden spot levels and any graded embankment requirements.
