Advice for your country

Flood planning requirements differ across England, Scotland and Wales. Choose your country below for our advice and the relevant planning guidance.

England

Environment Agency guidance and the local planning authority’s flood evidence help establish what your application needs. Sites in Flood Zone 1 may still need assessment of other flood sources or future risk.

Scotland

For a site in Scotland, we consider the Scottish planning framework, SEPA guidance and the council’s requirements together.

Wales

TAN15 and the Welsh Flood Map for Planning guide the planning assessment. NRW also provides a general Flood Risk Assessment Wales map, which serves a different purpose.

If you have comments from the council or regulator, include them with your enquiry so we can agree what work your site needs.

Common questions

Here are answers to common questions about this work. If you would like to discuss your own site, we can help you work out what is needed.

It may provide a useful starting point. We check its scope, date, data and relevance to the proposed development before advising what can be used and what needs updating.

A flood risk assessment considers flooding to and from the development, while a drainage strategy explains how rainwater runoff will be managed. We check whether your proposal needs both and make clear which work is included in your quote.

The site location, a short description of your plans and any comments from your planning authority are a useful starting point. If you have drawings or previous reports, share those too; we can help you work out what else is needed when we discuss the project.

After reviewing your plans and the information available, we provide a quote explaining the work, fee and expected timing. We also talk through any surveys, data requests or decisions from other organisations that may affect the programme.
